In today's news they talk a lot about the economy, how people are not spending, house sales, etc... One of the things that home buyers hear SO often is that it is a “buyers market”.  Well it is a buyers market but that means a lot of different things in different areas...

I want to talk about what that means here in Fayetteville NC.  When you are looking for a home for sale you already know what it is that you are wanting in a home.  We all know that most of the time that there are at least a few things that you are willing to compromise on and things that you HAVE to have.

The state of North Carolina has 9.7 month supply of distressed homes on the market...

That means that if homes sales stated just the way they are today that it would take almost 10 months to clear the distressed inventory from the market.

What does that mean for you as a seller? With SO many distressed (discounted) properties on the market everyone that is looking to buy  a home is looking for a deal.

So for the seller in today's market it means that you must be competitive in pricing your home to sell.  Does this mean that you have to price where a foreclosure is priced? Certainly not, BUT you can not OVER price your home if you are REALLY wanting to sell....

You need to talk with your Real Estate professional to make sure you are making the best decision on getting your home SOLD in the time frame that you need to.  There are many things to take into consideration when pricing a property and one of the things that you really need remember is that a house will only appraise for what the market will allow. So if you were to over price your home and get an offer you still have to get an appraisal that says the home is worth that much.  A bank will only loan the amount that the home is actually worth....

I don't know too many buyers in this day that are willing to take money out of their pocket to buy a home that is over priced!

I would also like to remind you that the four hundred dollar wall paper in the master bath has NOTHING to do with what you are going to get for your home...

Wow! We had a GREAT turn out for our “Cookies with Santa” today in Fayetteville..... There is just enough nip in the air today to get you into the Christmas spirit!

You will never guess who flew in for a guest appearance at our office here in Fayetteville NC??? You guessed it, Santa!! Some children were SO excited they could hardly wait for their turn.  Others had to have a little encouragement to get close to Santa!

But we had plenty of activities to keep them busy.  They loved the home made cookies and hot chocolate!  There were some wonderful coloring jobs done while we waited! Now that I think of it I should have snapped a few photos of them....

 

Santa had a little gift for each child to spark their interest of what may be under the tree on Christmas morning.  There was lots of slinky fun this afternoon around the office... and I never knew those bouncy balls could bounce SO high!

PeopleIt was also a lot of fun to catch up with people that we had not seen in awhile! You wont see any photos with Santa and the kids because we had a photographer there to take the pictures.  Each one will be emailed to the appropriate person so they can make as many copies as they would like!!

I built my home here in Fayetteville NC in 2004 and I had GREAT fun doing it!  The one thing that I would like to share with you today is what I did with my fireplace mantel that I am thankful for each and every year at Christmas time.  It is so important in yu house to have the stockings hung with care and the mantel decorated just so.... If this is something that will be important to you in your new home I suggest you do what I did, put a electrical plug above the mantel! Mine is nestled right up against the mantel not noticeable to anyone at any time.

Every year when I have all the decorations hung all nice a neat, then I step up and plug them in I say to my husband "am I not the smartest women that you know"?! He laughs and says, but of course!! :0)

As you approach this grand building you will be greeted by the ever vigil “Iron Mike”. Iron Mike once stood guard at Fort Bragg till his move to the museum.

Inside the museum you will find military history from as early as WWII till the military of today.  While in the museum you must try out the Airborne simulator... Me, no thanks, I have always been a little scared of even the thought! Although my husband was Airborne and loved it!

I can not possibly do it justice.... I will just urge you to take the time to stop by, you wont be disappointed!

I was greeted at my door today by two lovely little ladies that dance for Kinlaw Dance Studio.  They wanted to make sure that I along with everyone in my neighborhood, Traemoor Manor, knew about "The Heart of Christmas Show". The two little jewels will be performing in the show that will be held at the Crown Center Theater.

This is a wonderful show with a mix of entertainment... From Christmas skits, dancing and singing!

After all of the years of going other places to look at a large gathering of lights in one place I will have to venture no more!  For the first time ever Fayetteville will be hosting their own light celebration and I can hardly wait!!

Christmas in the Park begins on Wednesday December 8th and will be open nightly till Wednesday December 22nd from 6-9 p.m. So this gives EVERYONE the opportunity to enjoy what the park system is taking the time to put on for Fayetteville and the surrounding area!  

This is a 1/2 mile walk on a paved trail so you can go as quickly as you like or stroll along, take your time and enjoy it as much as you like! I will defiantly be a stroller.... You will surely enjoy the sights and sounds of Christmas. While you are there don't forget to stop and see Santa Clause, you can get your picture taken with him for $5.00 for the photo.

The parking is free for this event, and tickets are $2.00 per person!  If you need additional information please call 910-433-1547 The trail is stroller and handicap accessible!

I am SO excited I will probably go once a week!! I love everything about Christmas and can not get enough! I really hope to see you there!!

I ABSOLUTLY love the Holly Day Fair!  The assortment of gifts and crafts are endless!  It has been a tradition for me to go every year. 

Thursday is a GREAT day to go. Why? Because they limit the tickets sold and there are no strollers allowed during that time so it is much easier to get around.  But I must say anytime is a great time to spend the day visiting all of the booths!

I get asked this question ALL the time.  I try to give my potential buyers the information that they need to make a sound decision and then let them decide. It seems as though it works better if you see it for yourself.  The change with the interest rate in the last year has made a big impact on what buyers are qualifying for.  So what you qualify to buy today would not be what you would have qualified for last year. Today you would actually get MORE for your money.

Tips You Need To Know From A Certified Staging Agent!

I am a Certified Staging Agent, tips that you need to know!

One of the biggest things that you need to know is the true meaning of home staging.  Home staging is used to highlight the good things about the property and down play the bad.  It is not Interior Designing, not as people know anyway.  If you were to call a Interior Designer to come in and make your house your home, you would be decorating for your taste for the time that you are going to be living in the home.  Home Staging leans more towards Neutralizing the home.   Maybe using the things that are already contained inside the home but moving things around to be more functional and appealing to the general public.  If necessary purchasing things that will enhance the space.

Some of the other things that you need to do as a Seller is to take down the personal objects through the home.  Family photos and certificates and things of that nature you should not leave out for anyone and everyone to look at.  First of all you don't want to DISTRACT the potential buyers from looking at the HOUSE.  I have been in homes with potential buyers that will say "hey, this guy is a DR." or "I think I have seen them somewhere before".  Then they are spending more time trying to figure out the connection and have forgotten why they are there.

For safety reasons you will want to put away anything that tells when you will be away from the home, example, calendars with the family events.  We want to hope all the people that come through our home are good honest people but some may not be.  So lets not give them the information that they need to return unaccompanied when you are not at home.  Valuables need to be put away or even removed from the property, prescription drugs should be put in a place where buyers will NOT be looking.  They all are going to be opening closets and cabinets but should NEVER open drawers of furniture, anything not a part of the home.

One of the things that you should be willing to do when you want to SELL your home, I say "SELL" because we could say "LIST" but what do you WANT? You should be willing to pack up excessive furniture and belongings so that it highlights the space that the home has to offer. You are planning on moving, RIGHT? So just think of this as getting a head start. Everything that you are doing is going to HELP you get to where it is YOU want to be!  Sometimes I hear people say "I still have to live here!".  Well the longer you keep that attitude you WILL have a MUCH longer stay...

Another thing that you will need to do is if you have loud colors that depict your personality, although it is GREAT for you for the potential buyers, not so much.  So you need to be willing to paint the rooms colors that will appeal to the greater population.  Some people say "well I will paint it when I get an offer and they can say if they want to paint".  The problem is that there are more than not that can not see past that color.  So the house might be exactly what they are looking for but they were so DISTRACTED by the colors they didn't even see the house. Just continue to remind yourself that YOU are SELLING you DO NOT want this to be your home any longer.

Closet

Closets are a BIG thing! They are probably a whole lot bigger than they look right now! You are going to have to clean them out.... If it is winter pack up all your summer stuff because hopefully by summer you will be hanging those things in your new closet! The boxes on the shelf they need to go to storage to show off the storage area that the closet has to offer.  Lets not forget about under the sinks. Pack up what you will not be using and clean out.  It is inevitable that empty bottles make their way there and somehow don't make it to the trash, get rid of them.  Not to mention how much this is going to make your move easier and you don't want all that unwanted stuff going to YOUR new house!
